Project Overview

GEM Enterprise examined high-rise feasibility for a 1.837-acre site with a client brief indicating approximately 492,121 ft² buildable area (density ≈ 6.15), twin towers around 80 m and 89 m, about 462 residential units, 1.3 spaces/unit parking, and ~11,140 ft² commercial at grade. We focused on structural and construction practicality at this scale, podium transfer options, and parking solutions to inform massing and financial testing.
