Unlocking stacked-townhouse potential within tight access rules

Project Overview

For a two-parcel site on Davis Drive, GEM Enterprise evaluated the feasibility of stacked townhouses. Client-provided controls permitted more than 20 units, up to a maximum of 40, with second-level units accessed via internal stairways within the building (approached from an external stairway). We translated the planning rules into workable massing and stair/egress arrangements and tested buildable structural spans for stacked typologies.
